For four decades, a single credit score model controlled who could get a mortgage, who got declined, and how every note in the secondary market was priced. That monopoly is over. The Federal Housing Finance Agency has formally opened the GSE underwriting framework to competing scoring models, and lenders are already moving. The change is not incremental — it restructures the origination pipeline, the borrower pool, and critically, how risk is priced across held portfolios.

For private lenders, note buyers, and distressed-asset operators, this creates a narrow but measurable window. Borrowers who were rejected by conventional lenders under the old single-score regime are now qualifying through alternative models — and the secondary market hasn't fully repriced those cohorts yet. There's a meaningful spread between how notes originated under the old framework are trading and what their actual risk profile looks like under the new scoring landscape. That spread is the opportunity. It won't last.
